11-Month Warranty Inspection

A year-end warranty inspection or 11th-month warranty inspection is performed near the end of a builder’s one-year warranty period to help homeowners identify construction defects, maintenance concerns, or issues that may have developed since move-in. This inspection provides a detailed evaluation of the home’s major systems and components, allowing the homeowner to document concerns and submit repair requests to the builder before the warranty expires.

01

Why the timing matters

Most new homes come with a one-year builder warranty. Once that clock runs out, every defect becomes your expense. An inspection near the 11-month mark gives you a documented list to submit to your builder while repairs are still their responsibility.

02

What we look for

Drywall cracks and nail pops from settling, doors and windows that have shifted, grading and drainage problems, roof and flashing issues, HVAC performance, plumbing leaks, and electrical concerns that surface after real-world use.

03

What you receive

A clear digital report with photos and plain-language findings you can hand directly to your builder, organized so warranty items are easy to identify and submit.

Shielding your investment, one home at a time.
